About this role

Lead pre-lease diligence and delivery readiness for Anthropic’s EMEA data center capacity deals, with a focus on making schedules, costs, power, permitting, and delivery commitments verifiable before signing. Carry selected projects through construction and handover, accelerating delivery while protecting safety and quality.

About the company

Anthropic builds reliable and interpretable AI systems, including the Claude family of models, for businesses and developers. The company focuses on AI safety research and practical AI assistants for enterprise and consumer use.

What you'll do

  • Assess site and deal readiness across capacity, power, permitting, connectivity, schedule, cost, procurement, and delivery capability.
  • Interrogate developer schedules and identify opportunities to accelerate design, permitting, power, early works, and procurement.
  • Shape LOI, lease, and supporting contract terms with transaction and legal teams, aligning scope, milestones, risks, and incentives.
  • Provide go/no-go recommendations, maintain portfolio readiness records and risk registers, and report risks and performance to executives.
  • Lead post-deal coordination with landlords, developers, contractors, and Anthropic stakeholders through construction and operational handover.
  • Support commissioning and rapid workload turn-up, and feed delivery lessons into diligence and the preconstruction playbook.

What we're looking for

  • 8+ years in EMEA preconstruction, development, or cost and commercial management on data center or other mission-critical programs, including on-site delivery leadership.
  • Track record of validating developer and contractor claims on cost, schedule, power, and permitting against source documents.
  • Fluency in native construction schedules and experience accelerating programs before construction begins.
  • Experience shaping development, lease, or construction terms with legal teams, and leading tendering and bid analysis.
  • End-to-end understanding of data center development, from entitlements and permitting through construction, commissioning, and handover.
  • Knowledge of EMEA data center delivery, including regional power, permitting, contractual, and market differences.
  • Experience building or scaling a function and directing third-party advisers; able to own outcomes in ambiguous environments.

Nice to have

  • Understanding of AI/ML infrastructure, high-density power, and advanced cooling.
  • Hyperscale data center experience at a general contractor, EPC, or developer.
  • Experience with lease negotiations, construction contracts, or real estate development.
  • Experience securing long-lead equipment or manufacturing capacity before deal signature.
  • Experience with quantitative schedule risk analysis or portfolio cost benchmarking.
  • Additional European language skills.

Benefits

  • Flexible working hours
  • Generous vacation and parental leave
  • Optional equity donation matching
  • Office collaboration space
